About Bertsch Properties

Our Buildings Bertsch Properties has been providing professional property management services for apartment buildings on the North Side of Chicago since 1977. We specialize in the maintenance and rehabilitation of vintage buildings, with the majority of our properties constructed between 1898 and 1937. Our apartments and storefronts offer a perfect combination of old-fashioned style and modern practicality.

Our Staff Bertsch Properties employs a well-trained and efficient staff to ensure that the apartments, grounds and common areas remain in pristine and pleasant condition. We have learned what tenants and buildings need from years of experience - many of our apartments feature 21st century upgrades including double-insulated windows, dishwashers, ceiling fans and updated wiring.

Our Locations Our office is located in the Lincoln Square/Ravenswood area of the city. We have buildings in seven different wards of Chicago's North Side, on major avenues and quiet residential streets alike. Most of our buildings are within a 10-15 minute walk of the El, either the Red Line or the Brown Line.

  • Applications: All apartment residents over the age of 18 must complete an application. If you are interested in moving into one of our apartments, please complete an application online, fill out an application and turn it in to a leasing agent, or mail/drop it off at the office. Please note that our administrative fees are nonrefundable unless your application is rejected.
  • Occupancy limits: Applications that exceed the limits listed below will not be accepted:
    • Studios: one person
    • One bedrooms: two people
    • Two bedrooms and Three bedrooms: four people
  • Pet Policy: Cats are permitted at all buildings. Dogs are allowed at 4908-18 N Glenwood, 5005-11 N Glenwood, and 1407-13 W Argyle/4920-24 N Glenwood. No additional security deposit is required. Where dogs are allowed, there is a maximum limit of no more than either (a) 1 dog or 2 cats, or (b) 1 cat and 1 dog per apartment or 50 lbs total, whichever is reached first. Otherwise there is a limit of no more than 2 cats.
  • Short-term leases: Standard leases are 12 months long, but a shorter lease may be possible under certain circumstances. Month-to-month and verbal leases are not permitted.
  • Renters Insurance: Tenants are strongly encouraged to secure renters insurance to cover any personal property stored within their apartments. In many cases, renters insurance may be bundled with existing car, home or life insurance policies.
  • Parking: When available, parking spaces are assigned to specific tenants using a separate, written parking lease.

Application Review and Approval Guidelines
  • Rental History: Applications that display a history of prior evictions, overdue rent payments, unauthorized breach of contract and/or property damage will be subject to denial.
  • Income Verification: Monthly rent may not be greater than 35% of the gross annual income (before taxes) of applicants. All verifiable sources of income count towards this total. If you do not meet this qualification, you can submit a co-signer application or apply for a different apartment at a lower rent.
  • Credit History: Bertsch Properties verifies your credit history. if you do not have any credit history we may require a co-signer. Poor credit may require a co-signer or result in rejection of an application.
  • Criminal History: Bertsch Properties checks the criminal history of all applicants, including but not limited to felony records and sex offender databases. Prior convictions will result in the rejection of your application.
  • Response time for applications: We will contact you within 24-48 hours of receiving your application, provided we do not encounter delays in verifying your information.
  • Deadline for Leases: The applicant must sign a lease within two business days after notification of approval. The first month's rent must be paid in full at the time the lease is signed.
